To cater to the super rich segment of the society, housing and development board has now decided to construct an 18-20 floor building called ‘Everest Enclave’ in sector-18 of Vrindavan Yojana – 4, Rae Bareli Road, Lucknow. The building boasts to be the tallest housing structure in the city with 432 flats, provided with the most modern and western features like earthquake-proof technology, a helipad, modular kitchen, fire-safety features and a special ‘deck-way’ for uninterrupted movement of cars up to the first floor, so that residents can directly get down near their flats without having to pass through the parking area.
The project comprises two separate towers for each type-3BHK+S (bedroom, hall, kitchen plus study) and 4BHK+S flats with a total cost of Rs 75.62 lakh and Rs 84.72 lakh, respectively. The basement of the tower will have facilities like swimming pool, community service centres, washrooms; ground floor would comprise commercial outlets while residential units will be constructed from first floor upwards.
Housing board said the lifestyle of individuals in the high income group has changed radically over the last five years. There is another segment which has emerged above the high income group called ‘exclusive’ clients who look for more premium products and services. The new project is targeted at these premium clients who include businessmen, politicians, corporate employees, etc.
The enclave would provide three-tier security facility with the help of close circuit television ( CCTV) cameras near the main entrance, most modern and contemporary waiting lounge near the entrance lobby, video door-phone electronic interlock, piped cooking gas connection for each flat, 24-hours power backup, fitness centres, restaurants, retail outlets, market, solar lightening on the campus, separate parking for visitors, jogging track, etc.
The board is currently toying with the idea of making all transactions and registration process online. It recently initiated online bookings of self-financed flats in Awadh Vihar Yojana near Sultanpur Road. Officials claimed they had received overwhelming response from oversees clients who have roots in UP and want to buy high-end flats here.
They said they had already applied for the necessary certification required for operating online transactions. They also said the processing fee would be reduced to half while applying online.
The board has set a target to construct around 20,000 housing units across UP in 2013-14. It has proposed construction of around 274 self-financed flats in a 10-12 floor building of Ambedkarpuram Yojana in Kanpur and also around 150 independent units in Saharanpur under this plan.
